There are more than 1200 homes in Rancho Solano (Smith Ranch) generating about $650,000. in annual fees for the Landscaping and lighting. A detailed review of management and contracts should allow for this fund to be adequate to manage current and near-future requirements.
Also, if a lot is a “View Lot” where contact has been made requesting tree topping, rejected, the homeowner should be allowed to pay for the tree/bush trimming not now covered. I have offered to pay and been rejected several times via the HOA and City of Fairfield. Not acceptable when I paid $50,000. more for a view lot when our home was constructed in 1992.
Ergo, if the property owner wants landscaping improvements on city property, at or near the homeowners property, and is willing to pay, this should be allowed.
